1. Who we are
HomeInspection.es is an independent property inspection and documentation service operating on the Costa Blanca, Spain.

2. Services provided
HomeInspection.es provides visual property condition documentation services, including:
- Move-in inspections (Acta de Entrega)
- Move-out inspections (Acta de Salida)
- Interim / periodic condition checks
- Pre-rental assessments
- Property photography and video
All reports produced by HomeInspection.es are visual condition assessments. They are informational and descriptive in nature. They do not constitute a structural survey, technical expert opinion, energy certificate or legal advice.
3. Booking and confirmation
A booking is considered confirmed once you receive written confirmation by email from HomeInspection.es. We confirm all bookings within 24 hours.
Please ensure the property is accessible and that, wherever possible, both the landlord and the tenant (or their representatives) are available at the agreed time.
4. Cancellation and rescheduling
- Cancellations more than 24 hours before the appointment: free of charge
- Cancellations less than 24 hours before the appointment: a €30 call-out fee may apply
- If the property is inaccessible at the agreed time for reasons outside our control, a rescheduling fee may apply
5. Report delivery
Reports are delivered by email in PDF format within 48 hours of the inspection. Express 24-hour delivery is available for an additional fee.
6. Nature and limitations of reports
Our reports document the visible condition of the property as observed at the time of the inspection. They do not include:
- Areas that were inaccessible, covered or locked at the time of the inspection
- Conditions not visible to the naked eye
- Structural, electrical or plumbing assessments beyond visual observation
- Legal determinations of liability
7. Signatures and objections
All parties present at the inspection may be invited to sign the report. If any party disagrees with a particular point, they may record their objection in writing on the signature page. Signing with noted objections does not invalidate the document.
If any party refuses to sign, this will be recorded in the report. The report remains valid nonetheless.
8. Photography and data
Photographs taken during the inspection are timestamped and form part of the inspection report. They are shared only with the parties to the inspection, unless otherwise required by law or court proceedings.
9. Payment
Payment is due at booking confirmation or on the day of the inspection. We accept bank transfer, card, Bizum and PayPal.
10. Liability
HomeInspection.es carries out inspections with professional care and diligence. Our liability is limited to the fee paid for the inspection in question.
11. Governing law
These terms are governed by Spanish law. Any disputes fall under the jurisdiction of the courts of Alicante.
12. Changes
We may update these terms from time to time. The current version is always available at this URL.
